How do you know your attic needs more insulation?

These are the things people tell me about before I ever climb the ladder. Catching them early usually means a simpler job and fewer surprises once we're up there.

  1. Hot upstairs all summer

Bedrooms upstairs stay hot long after sunset. That usually means thin or settled insulation in the attic, and the AC keeps running to make up for it.

  2. A power bill that keeps climbing

Your bill creeps up while your habits stay the same. Often it's air leaking through gaps in the ceiling, and every month you wait you're paying for it.

  3. Drafts near lights and vents

You feel air moving around ceiling lights, the attic hatch or the vents. Those gaps let attic air straight into the room, and more insulation alone won't stop it.

  4. Dirty or flattened old insulation

When you peek through the hatch, the insulation looks gray, matted or packed down. Covering that up just hides whatever's wrong, so it needs a closer look first.

  5. Ceiling stains or a musty attic

A musty smell at the hatch or stains on the ceiling usually point to a roof leak or a fan venting into the attic. Waiting lets the damp spread.

  6. An older house nobody's checked

If your house has some age and nobody's been in the attic in years, what's up there is probably thin and settled, and it's been costing you every season.

How we handle retrofit insulation on an older attic

Retrofit insulation means adding insulation to a house that's already built, most often in the attic, so the rooms below stay more comfortable and a bit quieter. On an older attic, I first check whether the insulation already up there is clean enough to keep, because new material over a soaked or dirty layer just hides the problem. I look at the eaves to see if there's enough height between the roof deck and the top of the wall to hold more and still leave an air gap, since an attic that can't breathe ends up with damp framing. I also check where your bath fans really vent, because I've crawled past plenty that just blow steam into the attic, and those need to vent outside. Then our crew closes the gaps around lights, pipes and the hatch, what we call air sealing, so the insulation isn't fighting a draft, and we spread the new layer so the edges get as much as the middle. The price mostly turns on the size of the attic, whether old material has to come out and how many gaps need sealing, and the schedule turns on any repairs that have to come first. Your written estimate puts a number on it for your house after I've walked you through what I found.

Most retrofit jobs are attic insulation work on a house that already has some, so we plan around what's there instead of starting over. People ask me about spray foam insulation a lot, and it's a fair question. Foam costs more and seals air while it insulates, but for most attics, sealing the gaps and topping up the loose fill, which is insulation blown in through a hose, is the better use of your money. The exception is when your ductwork runs through the attic, and then foam usually earns its price.

Questions about retrofit insulation

Here's what people around Atwater ask me most about adding insulation to an older attic. If your house doesn't fit any of these, call and ask about your own.

How much does it cost to add insulation to my attic in Atwater?

Installing blown-in attic insulation usually costs about $4 to $7.50 per square foot across the US. That's a national range for the installed insulation, not an Atwater price or ours. Your own figure comes in a written estimate after I've been up in your attic and shown you what I found.

Should my old attic insulation come out before adding new?

It should come out when it's dirty, full of droppings or might be vermiculite, and it can often stay when it's clean and dry. Old attic insulation is often mixed with construction debris, plaster scraps or animal droppings, and older loose fill may be vermiculite, which can contain asbestos. In those cases, clearing it out and putting in only new can be the safer way, and it makes the job bigger.

What is the best way to insulate an older attic?

Seal the holes and gaps first, then add insulation, because money spent on insulation can go to waste when the gaps in the ceilings, walls and foundation are left open. You get more out of the job when that sealing is part of the plan and the price from the start, so it doesn't get skipped once the crew is up there.

How long does a retrofit insulation job take?

It mostly depends on what has to be fixed before any insulation goes in. National guidance has the roof and attic looked over first, leaks repaired, any live knob and tube wiring, the old kind run on ceramic knobs, taken out and hazardous material dealt with. I'll tell you at the estimate what has to happen first so you can plan around it.

Who inspects insulation work in Atwater?

The City of Atwater Building Division reviews plans and inspects buildings in the city, and you can reach its permit counter at building@atwater.org. California's energy standards also have a section written for insulation added to existing attics. When a job needs a permit, we take care of it with the city and line up the inspection, and we'll tell you up front if yours is one of those jobs.

What license does an insulation contractor need in California?

California's C-2 Insulation and Acoustical Contractor license covers installing any insulation for heat or sound control. Someone without a license can only take small jobs up to $1,000, and only when the work needs no permit and they have nobody working for them on it. Check that whoever you hire holds the right license before work starts.
